Nordheimer’s first office to multifamily conversion is a 120+ unit project in Alexandria, VA. Nordheimer Companies acquired the 132,000 square foot office building in 2022 and are conducting a full renovation of the building. Located in an opportunity zone, adjacent to I-395, 300+ parking spaces in an adjacent structure, and walking distance to a major bus line, it is a phenomenal location. 1801 is adjacent to the 44+ acre Winkler Botanical Preserve with nature hikes and waterfalls, it is a very unique back yard for our residents. As of March, 2024, construction is ongoing and leasing activity is set to begin later this summer.
The Nordheimers acquired the former hydroelectric plant at 1201 Haxall Point in January of 2024. Partnering with Drew Wiltshire and Thalhimer Realty Partners, the team has immense support and guidance for this new venture. Padel Plant is their vision for the revitalization of a building that has sat vacant for 50 years in a prime location along Richmond’s downtown Canal Walk. With 5 padel courts, 2 pickleball courts, and exciting food & beverage concepts, the Nordheimers have envisioned an atmosphere unlike any other. Their missions are to create a thriving third place with the perfect balance of sport, community, and leisure and spread the joy of padel to Richmond and beyond. The Padel Plant is set to open late summer 2024.
The Nordheimers partnered with Thalhimer Realty Partners and Drew Wiltshire to acquire the Bowers Building in November of 2023. It is located in Shockoe Slip and comprised of two apartment buildings with a combined 30 units as well as additional commercial space on the ground level. The Bowers Building dates back to 1880 as a headquarters for a coffee and tea firm which is immortalized on the front facing wall of the property. The partnership has begun a renovation process and will continue to bring modern, quality units to a desirable location in downtown Richmond. It is located just blocks from the Padel Plant.
